What to record

Record the affected area, dates and whether the leak changes after rain or use of nearby wet areas. Notify the building management in writing and arrange access through the relevant owners or occupants. A ceiling stain alone does not establish the source or who must pay.

Before choosing a repair

Keep the technical repair question separate from the formal management or dispute process. Confirm inspection responsibilities and required documents with your management body or local Commissioner of Buildings. If a formal expert report is required, agree its purpose, qualifications and scope separately; this guide does not promise an independent dispute-report service.
